When talking about the logistical map of Germany, one name comes up almost immediately: Cologne-Eifeltor. But why does this freight center (GVZ) enjoy an almost legendary reputation in the industry? Is it the sheer size or the strategic positioning at the heart of the "Blue Banana"?
The GVZ Cologne-Eifeltor is much more than a collection of warehouses. It is one of the most important interfaces of European freight transport. As Germany's largest transshipment station for combined transport (CT), Eifeltor acts as a logistical pacesetter for the entire Rhine-Ruhr region. In this location analysis, we shed light on the infrastructure, the hard economic facts such as rents and assessment rates, as well as the strategic advantages that motivate companies to settle here despite a competitive environment.
The central question: Can the GVZ Cologne-Eifeltor maintain its supremacy in times of space shortage and rising costs?
The GVZ is located in the south of Cologne, more precisely in the district of Rodenkirchen, nestled between the districts of Rondorf and Meschenich. This positioning is not a coincidence, but geostrategic calculation.
Cologne is located in the center of European consumer markets. Within a radius of just 500 kilometers, around 40% of the EU's population and almost 50% of Europe's purchasing power are reached. The Eifeltor freight village serves as a hub for the flow of goods that flow from the ZARA ports (Zeebrugge, Antwerp, Rotterdam, Amsterdam) into the German hinterland and on to Southern and Eastern Europe.
The area covers a gross area of approx. 87 hectares (net area approx. 80 hectares). It borders directly on the A4 motorway and is located south of Cologne's green belt. This location makes it possible to supply Cologne's city center (last mile) just as efficiently as long-distance traffic.
The heart of the GVZ is the DUSS terminal (Deutsche Umschlaggesellschaft Schiene-Straße). The performance of this terminal defines the value of the entire site.
The plant is one of the most efficient in Europe. After extensive modernization measures and crane renewals (most recently installation of new gantry cranes in 2024/2025), the infrastructure is as follows:
Fun fact: Why are 700-metre tracks so important? In Europe, the standard length for freight trains is set at 740 meters. Terminals that can handle this length without shunting effort save operators massive costs.
The site has modern gate systems with OCR (Optical Character Recognition) recognition for the automatic detection of containers and swap bodies, which drastically reduces throughput times for trucks.

The Eifeltor freight village is classically referred to as a bimodal location (rail/road), but offers de facto trimodal qualities due to the close networking in the Cologne area.
This is the dominant feature of the site. Eifeltor is the hub of the combined transport network.
The connection to the highway network is excellent, but also heavily frequented:
Eifeltor itself is not located on the Rhine. Nevertheless, Cologne is considered a trimodal hotspot.
Is the Cologne-Eifeltor location financially attractive? This question must be answered in a differentiated way. Cologne is a premium location, and this is reflected in the costs.
Due to the extreme shortage of space in Cologne (vacancy rate often < 1.5%), prices are at a very high level.

Cologne is not a tax haven for tradespeople.
The answer is usually yes. The high costs are compensated by the extremely low transport costs on the "last mile" to the metropolis and the efficiency of the intermodal connection. Those who save time and tolls can cope with higher rents.

According to Fraunhofer SCS studies, the Cologne/Bonn region (Rhineland logistics region) is consistently one of the top logistics locations in Europe.
In and around the Eifeltor freight village, a "Who's Who" of the logistics industry has settled. A distinction must be made between operators and users/freight forwarders.
The structure is characterized by system traffic. Here, there is less "warehousing" and more "transshipment" (cross-docking and intermodal shift).
The Cologne labor market is double-edged.
The GVZ Cologne-Eifeltor is and remains the pacesetter in West German freight traffic. It does not derive its raison d'être from cheap land – which no longer exists here – but from pure efficiency.
For companies, the location is an "enabler": it enables access to environmentally friendly rail transport at a time when the CO2 footprint is becoming a hard currency. The challenges of the future lie in digital networking (smart terminal) and coping with the enormous volume of traffic on the road around the junction. However, if you want to operate European logistics, you can hardly avoid Cologne-Eifeltor.
